Private Leisure and Fitness Club

Costa Blanca, Spain

 

This luxurious, south facing property stands on a commercial plot of 800 sqm within an exclusive urbanization in the affluent suburbs close to the coastal fishing town of Altea, 10km from the popular tourist resort of Benidorm.

 

Purpose built to a high standard solely for the pleasure of the owners (she likes to swim, he enjoys playing badminton) the property has become surplus to their requirement since building similar facilities within the grounds of their home.

 

Consequently it now presents a blank canvas which lends itself to creating a leisure / fitness / social ‘playground’ for the thousands of ex-pats residing in this affluent area.

 

Property Profile is as follows;

 

Ground Floor

Moving clockwise around the plan. Entrance hall leads to training room, behind which are two sets of changing rooms, both with two sinks,  both with one WC and both with two large, private shower cubicles with enough room to change within. There is then a back door leading to the rear of the plot where there is ample space for storing supplies and equipment. Back inside, a fully fitted kitchen backs onto the badminton court which has a double height ceiling, next to which is the heated indoor pool.  A wide terrace runs the entire width of the building and is accessed from the living area, the kitchen and both of the bedrooms, thus affording this luxurious elevated living space a feeling of open plan. From the terrace, a spiral staircase leads to the roof terrace.

 

Roof Terrace

Thanks to the badminton court’s flat roof, this huge, tiled space lends itself as a sunbathing terrace and the purposely placed gas and electric points also make roof top BBQ’s an attractive option. The spectacular, 360º views include the Sierra Bernia mountain range to the rear (north), the fishing town of Calpe to the east, the Costa Blanca’s tourist capital, Benidorm to the south and the Puig Campana mountain to the west.

 

Garden

The well planned and immaculately maintained garden at the front of the building is walled and very secluded. Including a small seating area and relaxing water fountain it boasts an array of mature foliage including rose bushes, a pear tree and conifers.

 

Parking

There is ample road parking in the immediate vicinity as well as a private car park located just behind the building, with space for approximately fifty vehicles, which may be used by members of the club.

 

The entire property boasts gas central heating and air conditioning.

Although the first floor of the building currently houses a luxuriously furnished spacious two bedroom apartment, thanks to the size of the rooms and the huge number of windows, the space could easily be adapted to create a number of smaller, treatment rooms; hair and nail salon, tanning booth, massage etc. In turn these could be sub-let not only to maximize income but also to complete the range of beauty treatments available on site thus creating a one-stop beauty health and fitness environment.

 

Extra space could also easily be obtained by splitting the currently high badminton space into two levels; the lower level could house a full sized gymnasium and the upper level, which would be accessed from the current hallway of the apartment, could house any number of treatments or perhaps a juice bar or cafeteria.
